SOMERSET COUNTY

Air Ducts, Dryer Vents and Chimneys in Bedminster, NJ

Bedminster is a Somerset County township of 8,272 people at the 2020 census spread across 26.38 square miles and crossed by Interstates 78 and 287 and Routes 202 and 206. Chartered in 1749, it takes in Pluckemin, Lamington, Burnt Mills, part of Pottersville and the Bedminster side of The Hills.

Bedminster counted 2,469 residents in 1980 and 7,086 in 1990. That jump lines up with The Hills, a planned community of condominiums, townhomes and single-family homes that broke ground in the early 1980s and straddles the line with Bernards. By Census Bureau estimates, the 1980s alone produced more than half of the township's current housing, and attached homes now outnumber detached houses.

The rest of the township is a different place: older villages and scattered houses along the North Branch of the Raritan, much of it on septic systems, some of it on private wells and some beyond the reach of the gas mains. Air duct cleaning and dryer vent cleaning make up most of the work in The Hills, while chimney cleaning and chimney repair come up more often in the older houses to the west.

The Hills at forty

A townhome or condominium from the first years of The Hills is now about forty years old, and many units still run on their original ductwork and vent runs. The air handler often shares a closet or attic with the water heater, the supply runs are short and the returns are few. A small system with a single return loads its filter and trunk quickly, so a unit that has never been cleaned tends to show it at the first visit.

Dryer vents in attached homes travel: up through the roof, or across a ceiling to the one outside wall a unit has. Associations differ on who maintains the cap and who maintains the duct, so we check the maintenance chart with you and arrange roof access through the management office. Dryer vent installation corrects a run built too long or from foil, which the CPSC advises replacing with rigid or semi-rigid metal.

Beyond the gas mains: oil, propane and electric heat

The township notes that PSE&G gas lines do not reach every property, and the fuel mix shows it. Census estimates count more than five hundred Bedminster households heating with fuel oil, close to two hundred with propane and more still with electricity; no town we serve has a smaller share of homes on utility gas.

An oil burner leaves soot and scale in its flue every season, so chimney cleaning on an oil-heated house is a yearly job. Chimney repair covers the crown and the flashing, plus a stainless liner where an oil or propane appliance vents into an old masonry flue. If an oil burner has ever puffed back, soot usually reaches the ducts as well, and air duct cleaning belongs on the same visit.

Wells, septic and the older houses to the west

According to the township, most properties west of Route 206 and north of Lamington Road use septic systems, and New Jersey American Water serves every property that is not on a well. The oldest houses out there, around villages like Lamington with its 1826 Presbyterian church, were standing long before anyone installed a blower, so any ductwork came later, squeezed through closets and attics or hung in basements beside the well tank and the water treatment gear.

Air duct repair and air duct installation both come up in those houses: sealing retrofit runs that leak into unheated space, or adding a return where the original installer skipped one. A coil that stays wet in a damp cellar is a candidate for HVAC UV light installation, while mold treatment and removal deals with growth that has already reached the duct system.

What a visit in Bedminster involves

Most jobs run along Routes 202 and 206 through Pluckemin, where Henry Knox quartered the Continental artillery in the winter of 1778 and 1779. For a unit in The Hills we confirm association rules and roof access in advance; for a house to the west we ask about the driveway, the well equipment and the fuel the house burns.

AMG, veteran owned and licensed and insured, answers calls from Bedminster 8 AM to 8 PM, 7 days a week. Bridgewater lies to the south on the same routes, so the crew is never far away. A free estimate comes before any work is scheduled.

Questions and answers

Our older house west of Route 206 burns oil. When should the flue be swept?

Every year, ideally before the heating season starts. Oil soot builds steadily, and a flue that narrows with scale drafts poorly. After a puffback, have the flue and the ducts checked right after the burner is serviced, not at the next yearly visit.

Our condo's dryer vent crosses the ceiling to an outside wall. Why does it clog so often?

A horizontal run above a ceiling sags between supports, and lint settles in every low spot. We clean it, re-hang it with a steady pitch toward the outlet, and replace foil or vinyl sections with rigid metal where the ceiling access allows.

In The Hills, does the association clean the ducts inside our unit?

Usually not. The system inside a unit tends to be the owner's responsibility, while roofs and exterior terminations may belong to the association. Check your maintenance chart, and we will work within whatever it says.

We are on a well. Does duct cleaning use any water?

No. The work is dry: a vacuum unit holds the whole system under negative pressure while brushes and air whips knock the debris loose for it to collect. Your well and septic system are not involved.
